Electrical Testing & EICR Reports

Landlords in England must have the electrical installations in their rental properties inspected and tested by a qualified person at least every five years. As an NICEIC Approved Contractor we carry out that inspection, issue the Electrical Installation Condition Report, and — unlike an inspection-only firm — can carry out any remedial work identified straight away.

What the inspection covers

An EICR is a physical inspection plus a series of instrument tests. We record every circuit and code each observation so you know exactly what must be fixed and what is merely recommended.

  • Consumer unit condition and protective device suitability
  • Earthing and main protective bonding
  • RCD operation and disconnection times
  • Insulation resistance and continuity across every circuit
  • Visible damage, overloading and unsafe DIY work
  • C1 / C2 / C3 / FI coding with a clear plain-English summary

Questions

Frequently asked questions

How often does a rented property need an EICR?

At least every five years, or on change of tenancy if the report says so. The report must be given to tenants and, on request, to the local authority.

What happens if the report is unsatisfactory?

Any C1 or C2 observations must be remedied. Because we are a full electrical contractor, we can quote and complete the remedial work ourselves rather than sending you elsewhere.

Do you test commercial premises?

Yes, we carry out testing on domestic and light commercial installations.
